LAND STRATEGY / PROJECT DILIGENCE / DEVELOPMENT / M&A SUPPORT

ILLUSTRATIVE LANDSCAPE

THE MCG PERSPECTIVE

Better questions. Better data.
More informed decisions.

A compelling site is only the beginning. The real question is whether land, power, approvals, and commercial priorities can come together.

Mooney Capital Group helps developers, investors, asset owners, and infrastructure partners evaluate opportunities before committing significant time and capital—and advance the ones that merit it.

Practical development experience, structured research, and geospatial screening turn fragmented information into a decision you can act on.

01 / THE ADVISORY

Advisory shaped around
your project and priorities.

One site, a new market, or an active portfolio.
A focused mandate. Clearly defined outputs.

01

Opportunity assessment

Should this opportunity move forward?

THE STARTING POINT

A focused review of one identified site and one primary project concept. Establish the land and power baseline, surface material constraints, and identify the evidence needed for the next decision.

What you receive

  • Executive decision brief and recommendation
  • Site screening exhibit and evidence register
  • Prioritized diligence plan and findings review

Fixed fee, scoped in advance · Typically 2–3 weeks after agreed inputs

02

Targeted origination

Where should we look—and what should we pursue?

MARKET TO PIPELINE

Translate a development mandate into a focused search. Prioritize markets, identify sites, screen candidates, and coordinate authorized landowner or partner outreach.

What you receive

  • Agreed search criteria and ranked candidate register
  • Opportunity profiles and advance / hold / pass decisions
  • Outreach and relationship tracker

Defined geography, candidate volume, and reporting cadence

03

Development advisory

How do we move a selected opportunity forward?

DECISION TO EXECUTION

Bring structure to early development: landowner engagement, site-control coordination, utility inquiries, specialist workstreams, and the dependencies that determine progress.

What you receive

  • Active development workplan and schedule
  • Issues, decisions, and stakeholder coordination records
  • Regular progress reviews and next-step priorities

Monthly retainer or defined milestones · Authority agreed before outreach

04

Portfolio & market intelligence

What deserves attention as conditions change?

A CONTINUING VIEW

Compare opportunities on a consistent basis and maintain a current view of the markets, utilities, and evidence that influence development priorities.

What you receive

  • Comparative site and portfolio assessments
  • Priority changes with supporting rationale
  • Periodic opportunity, market, and risk updates

Coverage, refresh frequency, and assessment depth agreed to the mandate

EXECUTIVE DECISION BRIEF

A promising site.
An unresolved power pathway.

RECOMMENDATIONInvestigate further

The apparent land configuration supports continued screening. Advance only after confirming the serving utility, relevant service process, and the evidence needed to assess the power pathway.

What supports the opportunity

Apparent access and a workable parcel configuration warrant a closer look.

What changes the decision

Utility feedback, site-control terms, and a clearer understanding of mapped and unmapped constraints.

Decision gate: verify the power pathway before increasing site-control spending.

Inside the sample

  • Land, access, and physical-constraint screening
  • Power pathways and evidence gaps
  • Planning and commercial considerations
  • Prioritized verification and next actions
Generalized for public viewing.

Adapted to demonstrate the assessment approach. Client identity, location, maps, infrastructure identifiers, and exact project figures are excluded. Findings are illustrative and do not describe an identifiable property.

05 / THE ENGAGEMENT

A defined scope.
A disciplined process.

The initial assessment is typically 2–3 weeks
after kickoff and receipt of agreed inputs.

  1. 01 / ALIGN

    Define the mandate

Agree on the concept, geography, scale, decision criteria, and scope. Establish the fee and delivery schedule before work begins.

  2. 02 / INVESTIGATE

    Build the evidence

Review the land and power context, surface critical gaps at an interim review, and distinguish documented findings from assumptions.

  3. 03 / DECIDE

    Choose the next move

Present the recommendation and action plan. Advance, investigate, revise, hold, or stop—with the reasoning made explicit.

A decision to stop or defer is a useful outcome.

External utility and agency responses may remain open at delivery.
Unresolved dependencies stay visible in the final assessment.

06 / THE FOUNDER

Understand the opportunity.
Know what it takes.

Brendan Mooney
Founder, Mooney Capital Group

Brendan founded MCG to help clients judge whether a development opportunity is realistic before committing land, capital, or time. He brings the developer’s perspective to an independent advisory role: connecting infrastructure, commercial terms, permitting, and execution risk to the client’s goals.

At PureSky Energy, he led land origination and market-development campaigns, managed teams across multiple markets, and worked closely with engineering, finance, investment, legal, development, and executive teams, alongside external specialists. That experience informs his understanding of the full project lifecycle and how early decisions affect financing, construction, and long-term operations.

His work spans distributed and utility-scale assets: building land campaigns in new markets, screening interconnection risks before capital is committed, navigating utility delays, and helping landowners work through consequential decisions.

Assessment & development experience across 12 states

Massachusetts, New York, Pennsylvania, New Jersey, Maryland, Ohio, Illinois, Minnesota, Texas, Colorado, Arizona, and California.

Based in Denver, Brendan combines that experience with market research, geospatial analysis, consultant coordination, and site visits. Colorado sites are readily accessible for in-person work; travel elsewhere is arranged around the engagement.

WORKING TOGETHER

Clear expectations
from the outset.

How is an engagement priced?

Initial assessments use a fixed fee agreed after scoping. Origination and continuing advisory use a monthly retainer or defined milestone fees. Travel, paid data, and specialist services are identified separately and require written approval.

What is included—and what needs a specialist?

MCG provides preliminary development diligence and coordination. Engineering design, formal interconnection or load studies, title and legal opinions, surveying, environmental fieldwork, construction management, and financing placement are outside the initial assessment. Specialist services can be coordinated under a separately agreed scope.

What should we bring to a scoping discussion?

A site or parcel location, primary project concept, approximate scale and timeline, available studies or utility correspondence, and the decision you need to make. For an origination mandate, start with target markets and search criteria.

How is confidential information handled?

Client information is handled within the engagement and is not reused for other clients without authorization. Confidentiality and deliverable-use rights are addressed in the engagement agreement. Public examples use fictional inputs or generalized content, with identifying project details removed.
